Our main business model is sourcing Buy to Let Properties in the Liverpool area. We use this model to help investors build a passive income for themselves and produce long term wealth.

Once the property value increases after refurbishment work and capital appreciation over time it is possible to refinance the property onto a new mortgage at the higher value:

This is an example of how you can recycle your deposit over and over enabling you to add properties to your portfolio with just a single deposit.

In many cases it has been possible to recycle 100% of investors funds on every deal allowing them to purchase a new property every 6-12 months thereby giving them additional properties over time with just one initial deposit producing cash flow on each new property per month.

Obviously this cannot be guaranteed due to specific market conditions at any given time and from time to time some funds funds may be left in the deal.

Our business model is designed to only source properties that will produce a solid positive cashflow each month and a good potential for capital appreciation.

Easy Property Sourcing are investors ourselves with personal portfolios using the same business model that we use for our investors. 

Any property we find for you is one that we would invest in for ourselves and assuming an investor doesn’t want a particular deal then we have the choice to add it to our own portfolio.

The initial deposit will vary depending on if you use a BTL mortgage or if you use cash for the entire purchase.

For example, on a £100k property you would need just £25k deposit plus renovation funds and legal costs.  You could of course just use cash for the entire purchase.

For our main service we charge a signup fee as a retainer to cover the property sourcing process.  This is a one time sign up fee for as many properties as you require.  Once an investment property is found, we then charge an amount on exchange of contracts to cover the sourcing fee. (see pricing page for details).  The sourcing fee is paid on each property sourced and can vary based on the value of the property sourced.

In addition we do have other services such as project management and property viewing, all of which attract different prices and fee structures.

We do have access to legal professionals, house renovation experts and letting agents in order to provide a hands free service to our clients but you can use your own providers if required.  There are additional reasonable fees for using our hands free managed service.

We do recommend using our service providers as we have direct relationships and can deal with any issues as and when they arise.

We use up to date market data and figures based on the most relevant data pertaining to your potential investment.  We have great relationships with local estate agents and letting agents to get accurate numbers prior to proceeding with an investment.

We only source properties in locations of high rental demand and with excellent growth potential.  Most properties will rent out in a reasonable time frame if refurbished to a high standard and in a good area.  We also speak to local letting agents before proceeding with an investment to obtain detailed market knowledge and can accurately predict rental income.

We project manage your investment in detail and we check all work being done for quality and that timescales are being met.  All work is checked weekly and photos, videos and updates are provided.  All renovations are carried out to a high standard of workmanship. This is particularly important to allow you to refinance after 6 months.

We will show you the finished refurbishment completed to a certain specification that the property must be before the refurbishment team finishes the job.

All properties have different levels of work that needs doing to obtain the maximum rental value but we aim to achieve the highest possible cash flow and this may mean spending a particular amount on the works to obtain this.  Not every property goes through a full refurbishment but in order to get it remortgaged as soon as possible and eventually pull out the original deposit leaving minimal money in, or even getting a little cash back, you have to do a refurbishment to uplift the value.

 

Whilst we cant predict what may happen in the future we only source properties where the numbers make sense and this is stress tested to give a clear margin if rates do rise in the near term.

Once you sign up to our service we add you to our short waiting list.  Usually we can have a property allocated to you within 4 weeks.

We will only present you with investment opportunities which will give you a positive cash flow and great capital appreciation.  These numbers do vary depending on the property sourced. 

Yes, of course, and lots of our clients do. You will find the process somewhat quicker and straightforward if you buy in cash. However we would always recommend leveraging your cash as much as possible using a mortgage.

Usually between 6-8 weeks depending upon the property. All timescales are agreed before you proceed with your investment.

Of course thats an option however, many of our clients enjoy the ability to have a hands free approach to property investing and prefer to spend their time on other activities and enjoying their lifestyle while having our team do all the legwork.
